Make enquiries with the seller
and the local authority to ensure that the title to the property is not
defective;
Amend the contract as
appropriate to reflect the terms of your agreement with the seller and
ensure the deeds of the property are in order;
Check the mortgage
instructions from the lender;
Report to you and answer any
questions you have and then obtain your signature on the contract and ask
you for the deposit;
Agree with you and the
seller's solicitors the date for completion of your purchase;
Exchange contracts (at which
point the contract is binding);
Ask you to sign the Transfer
Deed (which is the document transferring the property into your name) and
the mortgage document;
Provide you with a completion
statement of all the monies required to complete the purchase.
Complete the purchase handing
over the balance of the purchase money and receiving the deeds and
securing the release of the keys to you;
After completion we will pay
the stamp duty (if any) and register your ownership of the property with
the Land Registry.
